In tenant representation, the commission is paid by the landlord. For the tenant, the services are completely free.

The tenant who signs a gross lease pays a fixed monthly rent that includes all costs, even if the landlord's expenses increase. This may be the case, for example, with a convenience store located on the ground floor of an office tower, which occupies only a small area of ​​the building.
 

The tenant is responsible for the work in the room, a broker can negotiate the owner's work or an allowance for the work. These are always subject to owner approval.
 

There is no predetermined term for a commercial lease, the most commonly used terms are 5 and 10 years, however a lease can even be up to 20 years.
